Sustainability – Our Strategy

SkyDev has a focus on sustainable initiatives through conservation/production of energy, conservation of water, transit choices, and other efficiencies. As a developer with a long term horizon on asset returns, we are strong proponents of the value in incorporating sustainable features into the design of new buildings.

The conservation and sustainability initiatives we consider for implementation include:

Supportive Housing

SkyDev is facilitating the development of a 32-unit permanent supportive housing project in Guelph, ON.

The development will be managed by Kindle Communities, a non-profit landlord. Skyline Apartment REIT is donating the land in Guelph’s Willow Road area. The project will also be supported by the Guelph Community Health Centre (Guelph CHC).

Energy & Water Efficiency

  • State of the art Heating and Cooling Systems
  • Water and/or air heat recovery systems
  • Solar photovoltaic systems installed to offset consumption
  • State of the art back up electrical system that can provide auxiliary benefit to the grid and the community by combining on site solar photovoltaics with onsite energy storage
  • Net Metering
  • Stainless steel Energy Star appliances: refrigerators, ranges, washers, dryers, and dishwashers
  • Enhancing insulation to save on heating and cooling costs
  • High-efficiency lighting fixtures to provide warm-coloured light while using a fraction of the energy of incandescent bulbs. The fixtures also produce much less heat, which places lower demands on air conditioning and ultimately provides further savings on your energy bill
  • High performance toilets
  • Low-flow showerheads and faucets tested for effectiveness

Transportation Choices

  • Consideration of proximity to nearby public transportation, allowing residents and occupants to travel around town quickly and effortlessly
  • Large, secure bicycle/locker storage rooms to facilitate bike commuting
  • EV charging stations with service capable of increasing with demand over time

Other Sustainable Initiatives

  • Smart growth infill sites through building reuse, heritage preservation, use of existing infrastructure (public transportation, water/sewer, green space, fighting sprawl), urban renewal through redevelopment of underutilized urban sites, and providing rental housing that allows residents to live closer to their workplaces and amenities
  • Tree replanting initiatives to manage any removals that become necessary
  • Highly functional contiguous indoor and outdoor amenity spaces for community well being
  • Cool Roof or Green Roof Systems
  • Brownfield remediation reclaiming contaminated sites into clean and vibrant building sites
